Text version of this diagram
Simplified buildings along a district street. One building is selected, and a line runs from it to a single panel labelled one managed view.
- Moka Smart City, Telfair district. The district is the setting for the work: several buildings, built and operated as part of one development rather than as unrelated properties. Project record: Client context — Moka Smart City, Telfair; Period — 2023–24; Scope — Building management system.
- A building inside the development. Each building keeps its own services and its own responsible people. A development-wide programme still has to be delivered building by building. The selected building in the drawing is a representative shape, not a specific Telfair building.
- Building services in one managed view. The purpose of the building management system is a single managed view of building services, so the people responsible are not moving between separate systems to understand one site. The published scope is the building management system itself. Subsystem detail is not published for this project.
District and building
The district is the context. The building management system is the scope.
Hapis carried out building management system work for the Telfair district of Moka Smart City, bringing building services into one managed view.
That distinction is worth keeping in mind when a development is being planned: the district sets the setting and the programme, while the delivered system covers defined buildings and defined services within it.
Reading a district project
A development creates an expectation that buildings behave as one estate. Delivery still happens one building at a time, with the services, equipment and responsibilities that each building already has.
Where a central view is useful, it is because it answers questions across the development that no single building can answer on its own.
Planning building management for a development?
Begin with the buildings involved, the services to be monitored or managed and the people responsible for operating them. Existing equipment and the required connections help define a practical first phase.
- The buildings in the first phase, and the ones expected later.
- The services that have to be visible: which ones are monitored, which ones are controlled.
- The equipment already installed, and who maintains it.
- Who reviews the system day to day, and what they need to see first.
